At Edge Development Partners we have a remarkable track record of success, in a wide variety of projects, from launching new developments to overcoming deficiencies at existing properties. Here are just a few examples of the type of results we achieve:

  •  Acting as General partner we purchased, redeveloped and expanded a 40,000 SF retail center in Houston – raising rates more than 40%, increasing occupancy to 100%, and generating over a 40% return for investors.
  • Retained by McCord Development. Leased more than 500,000 SF of vacant space in less than 15 months. Assumed full responsibility of leasing McCord’s two Downtown Houston redevelopment projects with over 1,100,000 SF of high-rise office space. Responsibilities included all showings, lease negotiations, construction reviews with Construction Manager, developing marketing materials with Director of Marketing, developing pro formas, lease budgets and performing presentations to financial partners.
  • Developed and implemented a new leasing strategy for a 90,000 SF building in Houston, Texas, which was losing its major tenant of 53,000 SF in November. Between March and November, we negotiated and executed new leases totaling more than 65,000 SF. This brought the occupancy level from 30% to over 90% prior to the major tenant vacating;
  • Represented a Receivership on a 500,000 SF building in Austin’s Central Business district. Stabilized building by renegotiating over 38 leases for a total of 350,000 SF. Expanded and relocated more than 25% of tenants without any capital contributions. Collected more than 1.5 million in unpaid rent.
